As soon as a tenant pays for a booking through Uniplaces's secure online payment system, we will hold that amount (minus the Uniplaces commission) until 48 hours after they move in to your place. After those 48 hours, Uniplaces will pay you via bank transfer.
Note: Please remember to always keep bank details updated in your Personal Dashboard. This way we can transfer the amount to the right bank account.
Please also note that Uniplaces is based in London, so money transfers can take up 5 business days to reach your account, depending on your bank. Please allow 7 business days after your tenant moves in to receive the money transfer; if it takes longer, please get in touch with us here.
After the first month
Uniplaces is only responsible for paying you the first month’s rent, so the remaining rent payments are made by the tenant directly to you through whichever payment method you prefer.
A note on fortnightly contracts: If you have a fortnightly contract, meaning you rent in 15 day-periods, the payment works a little differently.
If a tenant moves in between the 1st and 15th of any month, our payment covers from the 1st to the final day of that month. This means that the next payment should be made directly to you by the tenants on the 1st day of the month. If they arrive on or after the 16th, they are charged for just the last 2 weeks. The same applies for move-out dates: if a tenant leaves before the 16th, they pay the first 2 weeks of the month. If they stay until the 16th or later, they must pay for the final 2 weeks of the month. To know more about fortnightly contracts check here.
Suppose your monthly rent is 350 euros and you pay an 4% commission. Your tenant moves in on January 17 and will stay for 6 months.
|1st month (January 17 to February 15)||266€ (350€ - 84€ in commission)||Uniplaces|
|2nd month (February 15 to February 28)||175€||Tenant|
|3rd to 6th month (March 1 to June 30)||350€ / month||Tenant|
Note: We don’t hold any security deposits, so remember to ask your tenant for it on the day they move in.
