The contract type defines the period which is covered by the payment made by Uniplaces (equal to one month's rent minus commission deduction).
You can choose one of four types of contract for each of your places:
Fortnightly — Fortnightly contracts charge tenants per fortnight (every 2 weeks) booked. If a tenant moves in between the 1st and 15th of any month, our payment covers from the 1st to the final day of that month. This means that the next payment should be made directly to you by the tenants on the 1st day of the month. If they arrive on or after the 16th, our payment covers from the 16th to the 15th of the next month. This means that for the next month, they will have to pay directly to you, the last 2 weeks of the month.
The same applies for move-out dates: if a tenant leaves before the 16th, they pay the first 2 weeks of the month. If they stay until the 16th or later, they must pay also for the final 2 weeks of the month.
Monthly — Monthly contracts charge tenants for a whole month, regardless of how many days they stay in a specific month. For example, if tenants move in on November 20, they will still be charged for the entire month of November. Because of this reason, Monthly contracts will always start on the first day of each month.
