You can choose one of four types of contract for each of your properties: monthly fortnightly, fixed and pro rata.
Fortnightly - Fortnightly contracts are charged per fortnight booked. So if a tenant moves in during the second fortnight of the month, you will only be charged for this period, and not for the entire month.
Monthly - In a monthly contract, your tenants are charged for a whole month - regardless of the how many days of that month the student stays. So if tenants move in on the 20th, they will still be charged a whole month. Because of this, the contract start date will always be the first day of the month.
Fixed - In a fixed contract, you can choose to fix start and end dates for the contract and a tenant will always be charged this full period, regardless of the day they move in.
Pro rata - In a pro rata contract the rent paid is calculated in proportion to the days (28 days us the minimum stay) of your tenant's stay.
