The security deposit is your protection against any damage to your place, or in the case of your tenant leaving earlier than the agreed move-out date. Although it is optional, we strongly advise you to ask your tenants for a security deposit.
By default, all listings in Uniplaces have a security deposit in the rental conditions, but it is up to you to ask your tenant for it.
If you do, on the day the tenant moves in, remember to ask your tenant for the security deposit (the first rent is paid via Uniplaces and we will transfer it to you 48 hours after they move in).
On the day the tenant moves out, and in case there is no damage to your place, you are required to return their security deposit.
Please notice that any repair to your place should be discounted from the security deposit with the corresponding expense invoice. In case these repairs don't reach the original value of the security deposit, you should refund the difference.
